General summary

Maintains all buildings, structures, building systems, and utilities on campus by providing support, direction, and guidance to front-line supervisors and front-line service providers. Provides budgetary oversight for maintenance services utilizing management software to track and forecast spending.

Major duties

  • Maintains all buildings, structures, building systems, and utilities on campus so as not to interrupt the daily functions of the University community by providing support, direction, and guidance to staff.
  • Directs a preventive maintenance program of scheduled inspections and routine repair of electrical, mechanical equipment, and other systems to ensure proper operation.
  • Provides leadership, coordination, and support in all human resources functions of recruitment, onboarding, performance, and retention between maintenance, landscape, and custodial services.
  • Coordinates collective bargaining and human resources functions between maintenance, landscape, and custodial services. Executes collective-bargaining agreement management functions.
  • Orders all uniforms for maintenance services staff. Leads uniform committee from all divisions on selection of items to be issued, schedules fittings for over 400 people, and ensures proper delivery to all divisions.
  • Leads budget setting, monitoring, tracking, and regulating expenses to remain within set budget parameters, and be responsible for budgetary fiscal discipline. Reviews the general ledger within management software to ensure that expenses that are allocated improperly.
  • Manages and oversees maintenance vehicle fleet and equipment. Executes their assignments, and uses, monitors expenses, and regulates budgetary impact. Performs yearly evaluations for the replacement of vehicles to prevent aging. Manages the large equipment inventory.
  • Ensures customer service functions within the division are up to standard and provides leadership to the facility management service center.
  • Establishes standards and procedures necessary to consistently provide a safe and comfortable campus learning and living environment.
  • Hires, trains, evaluates, and supervises staff and student employees.

Required education

  • Five years' relevant experience.
  • Supervisory experience in a collective bargaining environment.
  • Strong interpersonal, written and verbal communication skills.
  • Project management experience.
  • Budget management experience.
  • Knowledge of safety standards and regulations.
  • Experience administering a collective bargaining agreement.

  • American Public Power Association (APPA) - Michigan Association of Physical Plant Administration (MIAPPA), Confined Space, Asbestos & Lead Awareness, Arc Flash, Aerial Lift Training, Personal Protective Equipment, Air Monitoring, Biological Hazards.
  • Ability to work irregular shifts and extended hours, including evenings and weekends.

Physical requirements

Light work with some physical demands such as continuously lifting or moving materials less than 25 pounds, but rarely moving more than 25 to 50 pounds.

Working conditions

Work is performed with exposure to any number of elements which may occasionally require some precautions such as safety glasses, protective clothing, ear protection, etc.
