General summary
Provides construction management services in a lead capacity.
Major duties
- Administers assigned construction and remodeling projects. Ensures compliance with plans, specifications, schedules and budgets. Maintains all required records, communications and documents.
- Conducts daily site visits to observe compliance with construction documents and progress of schedule. Conducts progress meetings with contractors and design professionals. Identifies and resolves construction problems.
- Assists with the design phase of projects from value engineering through the construction phase.
- Collaborates purchasing to determine a bidding schedule and list of qualified bidders. Conducts pre-bid meetings with bidders. Reviews, bids, makes recommendations and prepares the letter of intent and the contract for successful bidders.
- Obtains and distributes digital project documents, such as operation manuals, occupancy permits and final inspections.
- Monitors newly constructed or renovated facilities for the initial one-year warranty period, and maintains a warranty log. Ensures restoration of warranty work is in compliance with contract documents.
Minimum qualifications

Required education
- Bachelor’s degree in a related field from an accredited institution.
Required experience
- Five years’ relevant experience.
- Strong interpersonal, written and verbal communication skills.
- Strong organizational skills.
- Project management experience.
- Budget management experience.
- Experience managing contractors or vendors.
- Working knowledge of the mechanical and electrical trades and the ability to interpret contracts.
- Ability to conduct on site inspections.

Physical requirements
Office or other indoor work with minimal physical demands such as occasionally lifting or moving materials less than 25 pounds.
Working conditions
Work is performed with exposure to any number of elements which may occasionally require some precautions such as safety glasses, protective clothing, ear protection, etc.
